Where to stay in Cozumel
Three parts of the island are worth considering, and four kinds of place to sleep in them. Here is what each one actually gets you — written by people who rent a house here, and who will tell you when a house is the wrong answer.
The south-west shore — gated communities on the water, twenty minutes below town.
The first decision is the road, not the building
Cozumel is long and thin, and almost everything visitors do happens on the sheltered west coast. Where you sleep on that coast decides how your week runs far more than whether you picked a condo or a villa. So start there.
The short version: if you are not renting a car, stay in or near town. If you are renting a car, the south-west shore gives you more house, more quiet and better water for the same money. The hotel zone sits in between and charges for the convenience.
The three areas
San Miguel (town)
Best for: First-timers, divers without a car, anyone who wants to walk to dinner
The island’s only town, and where the ferry and the cruise ships land. Dive shops, restaurants, supermarkets and the malecón are all on foot. It is also the busiest, loudest part of the island, and the beach in town is not the reason anyone comes to Cozumel.
The trade: Convenience, at the cost of quiet and of good swimming water at your door.
The hotel zone
Best for: All-inclusive travellers and short stays
Two strips of resorts running north and south of town. You get a buffet, a pool, an activities desk and a beach that has been groomed for you. Most of the big names are here, and most of them charge a resort fee on top of the rate.
The trade: Everything handled, in exchange for eating where you sleep and paying resort pricing for it.
The south-west shore
Best for: Families, groups, divers with a car, longer stays
Past the hotel zone the island empties out. Gated residential communities like Costa del Sol sit directly on the water, with reef a short swim out and the national park a few minutes away. This is where the private houses and condo rentals are, and where you will want a rental car.
The trade: Space, quiet and your own kitchen, in exchange for a 20-minute drive into town.
Condo, villa, resort or hotel?
Once you have chosen an area, this is the real question — and the one where the listing sites are least helpful, because they are incentivised to show you as many units as possible rather than to tell you which kind suits you.

- Resort / all-inclusive
- Simplest to book. Costs climb fast with a family, and you eat on the property.
- Condo rental
- Good value and a kitchen. Quality swings hard between units in the same complex, and a “2-bedroom” is sometimes a lock-off half of a larger apartment.
- Private house / villa
- Cheapest per person once you are past four or five people, because the rate does not change when you add guests.
- Hotel in town
- Best if you have no car and want to walk to dive shops and restaurants.
Cozumel condo rentals vs. a private house
These two get compared most often, and on the listing sites they blur together — plenty of properties described as condos are houses, and plenty described as villas are apartments. The distinctions that matter in practice are these.
A condo rental is a unit inside a building or complex. You share the structure, usually the pool, and sometimes a lift and a lobby. The upside is price and a kitchen; the risk is that quality varies wildly between units in the same complex, because each one has a different owner and a different idea of what a mattress should cost. Read reviews for the specific unit, never for the building.
A private house is the whole property — no shared walls, no other guests, and the pricing does not change when you bring more people. That last point is what decides it for most families. A house that looks expensive next to a condo at two guests is usually the cheaper option at six, and dramatically cheaper than booking three resort rooms.
The confusing middle case, and the one we live in: a detached house inside a gated community. You get the amenities people want from a condo complex — a guarded gate, a maintained beach area, a shared pool and pier — while the house itself is entirely yours. Guests describe our own house both ways, and neither is wrong.
Work out your per-person number before you compare anything
This is the single most useful thing you can do, and almost nobody does it. Resorts and hotel rooms price per person or per room; condos and houses price per property. So the answer flips depending on how many of you there are.
At two people, a condo or a hotel room usually wins. At four, it is close. At six or more, a whole house is normally the cheapest thing on the island once you account for not eating every meal out — which is the other hidden number, because a full kitchen on a week-long stay saves a family several hundred dollars whatever the nightly rate says.
Why the south-west shore, specifically
The reef is the reason people come to Cozumel, and the good reef is south. Arrecifes de Cozumel National Park starts down here, the shore snorkeling is genuinely swimmable from the beach rather than a boat-only proposition, and the dive boats leave from marinas that are closer to you than to town.
The cost is the drive. You want a rental car, San Miguel is about twenty minutes away, and you will do a proper grocery shop on day one instead of wandering out for dinner. For a three-night trip that is friction. For a week with a family, it is the whole point.
The private-house example
What this looks like in practice
We rent 3 bedrooms and 3 full bathrooms across three floors in Costa del Sol, on the south-west shore, for $259 a night for the whole house with a 3-night minimum. It sleeps 6 comfortably and 8 with the sofa bed, which works out under $45 per person per night at full occupancy — below what a hotel room costs in the zone, with a kitchen, a heated infinity pool and a private pier attached.
It is the wrong choice for a couple on a long weekend, and we will say so if you write to us. It is the right one for a family or two couples who want to cook, swim and not get in a car every evening.
Before you book anywhere
Two things worth settling first: when to come, because sargassum and hurricane season move prices and change what the water looks like, and how you are getting here, since flying into Cancún and taking the ferry changes which side of the island is convenient. Is Casa Dana a condo or a house?
Both words get used, so here is the precise answer. Casa Dana is a detached, single-family house — three storeys and 2,400 square feet that are yours alone, with nobody sharing a wall, a ceiling or a stairwell with you. It sits inside Costa del Sol, a gated beachfront community, which is why guests often describe it as a Cozumel condo rental: you get the things people usually want from a condo complex — a guarded gate, a shared beach area, the infinity pool and the pier — without the parts nobody wants, like a lobby, a neighbour above you, or a lock-off unit that turns out to be one bedroom of somebody else's apartment. Which part of Cozumel is best to stay in?
It depends on whether you are renting a car. Without one, stay in or near San Miguel, where the dive shops, restaurants and ferry are walkable. With one, the quiet south-west shore gives you more space, better shore snorkeling and direct beachfront for the same money — it is about 20 minutes below town. The hotel zone in between suits short all-inclusive stays and charges a resort fee for the convenience.

Yes, plan on one. The south-west shore is about 20 minutes from town, so a car makes grocery runs, dive shops and beach clubs straightforward. Taxis work for a one-off trip but add up quickly over a week, and there is no reliable late-night service back down the coast.
