First floor

Arrival, living room and the twin bedroom

Entry level with the main living area, the queen sleeper sofa, a half bath, and the twin bedroom with its own full bathroom. Doors open toward the garden and the path to the pool.

Third floor

The Maui Room and the big terrace

King bedroom with its own full bath, opening onto the large covered terrace. Cushioned chairs, a round table, ocean and jungle on three sides. This is where breakfast and sunset happen.

House, villa or condo?

Condo amenities, without sharing walls

Guests call Casa Dana all three, so here is the precise version. It is a detached, single-family house — three storeys and 2,400 square feet that are yours alone, with nobody above you, below you or through the wall.

It also sits inside Costa del Sol, a gated beachfront community, which is why it keeps turning up when people search Cozumel condo rentals. You get the things that make a condo complex appealing — a guarded gate, a maintained beach area, the infinity pool, the pier — and none of the things that make one tiring: no lobby, no lift, no neighbour’s television, and no discovering on arrival that your “two-bedroom unit” is a lock-off half of somebody else’s apartment.

What is the cancellation policy?

Cancel 46 or more days before arrival and your 50% deposit is refunded in full — nothing is withheld. Cancel between 45 and 31 days out and the deposit is forfeited, but nothing further is owed because the balance is never invoiced. Cancel inside 30 days and the rental charge is non-refundable, capped at what you have already paid. The $500 security deposit always comes back if you never occupy the villa.

What happens if a hurricane hits during my stay?

If Mexican civil-protection authorities order a mandatory evacuation, or Cozumel airport or the Playa del Carmen ferry closes for 24 hours or more because of a named storm, and you lose nights as a result, we issue a credit for those nights valid 18 months. It is not a cash refund — which is exactly why we tell everyone travelling between August and October to buy travel insurance that covers weather disruption.

Can I host a party or an event at the villa?

No. Casa Dana is a private home in a quiet residential community, so parties, weddings, receptions, organised events and commercial use are not permitted without our written approval in advance. We are glad to discuss a small family celebration — just ask before you book.

Is Casa Dana a condo or a house?

Both words get used, so here is the precise answer. Casa Dana is a detached, single-family house — three storeys and 2,400 square feet that are yours alone, with nobody sharing a wall, a ceiling or a stairwell with you. It sits inside Costa del Sol, a gated beachfront community, which is why guests often describe it as a Cozumel condo rental: you get the things people usually want from a condo complex — a guarded gate, a shared beach area, the infinity pool and the pier — without the parts nobody wants, like a lobby, a neighbour above you, or a lock-off unit that turns out to be one bedroom of somebody else's apartment. Do I rent the whole house, or just part of it?

The whole house. Every booking at Casa Dana is the entire villa — all 3 bedrooms, all 3 full bathrooms, the kitchen, both living areas, the terrace, the pool and the pier. There are no other guests on the property, no shared rooms, and no per-person pricing: the nightly rate is the same whether two of you come or 8.

How many people does the villa sleep?

Three bedrooms sleep 6 comfortably — a king, a queen with a futon, and two twins, each bedroom with its own full bathroom. A queen sleeper sofa in the first-floor living area brings the total to 8. The rental agreement caps occupancy at 6 adults and 8 people in total, counting children and infants.

Is the villa beachfront, or just near the beach?

Beachfront, and we will be precise about what that means because listings are often vague. Casa Dana sits inside the Costa del Sol gated beachfront community on Cozumel’s quiet south-west shore, roughly 60 yards from the water, with an oceanfront terrace, a community beach area and a private pier you can walk out on. It is not a house with a sea glimpse from one upstairs window — the Caribbean is what you look at from the terrace, the pool and two of the three bedrooms.

Does the villa have a private pool?

There is a heated infinity pool overlooking the ocean, a separate kiddie pool for small children, and a hot tub — shared only with the handful of houses in the Costa del Sol community, not with a hotel’s worth of guests. Most days our guests have it to themselves. The pool is heated year-round, which matters more than people expect in January.

Can I snorkel from the property?

Yes — the reef along this stretch of shore is good for snorkeling straight off the beach and pier, and Arrecifes de Cozumel National Park is a five-minute walk away. Beach equipment is provided.
