Booking & payment

How a reservation works

  1. 1

    Send your dates

Through the booking page. Nothing is charged and nothing is committed.

  2. 2

    We confirm and quote

Usually the same day, with any length-of-stay discount already applied.

  3. 3

    50% deposit

A half-deposit locks the dates and takes the villa off the calendar.

  4. 4

    Balance 30 days out

The remaining 50% is due 30 days before you arrive.

No booking-site service fee

Listing platforms add a service fee on top of the rate. Book with us and that fee simply is not there.

You talk to the owner

Questions about the villa, the island or your dates go straight to the family who owns it — not a call centre.

All-in pricing

One nightly rate covering housekeeping, linens, utilities and Wi-Fi. No cleaning surcharge at checkout.

Flexible on longer stays

10% off a week, 20% off a month — applied automatically to your quote.

If plans change

Cancellation, in plain terms

What you forfeit is only ever what you have already paid. We never invoice a balance after you have cancelled.

  1. 46 or more days before arrival

Full refund of the 50% deposit

Nothing is withheld and no further amount is due.

  2. 45 to 31 days before arrival

    The 50% deposit is forfeited

The balance is never invoiced, so nothing further is owed.

  3. 30 days or fewer before arrival

    The rental charge is non-refundable

Forfeiture is capped at amounts already paid.

Named storms. If a mandatory evacuation is ordered, or the airport or ferry closes for 24 hours or more because of a named storm, and you lose nights as a result, we issue a credit for those nights valid 18 months. It is a credit rather than a cash refund, which is why we recommend travel insurance for August through October travel. The $500 security deposit is always returned in full if you never occupy the villa.

Full terms are in the rental agreement.

Found your dates?

Send them over and we will confirm availability properly and quote an exact total, with any weekly or monthly discount already applied. Nothing is charged at this stage.

Before you ask

Rates & booking questions

Still unsure about something? Ask us directly — you will get a real answer from the owner, not a template.

How much does it cost to rent Casa Dana?

Casa Dana rents for $259 per night with a 3-night minimum stay. Stays of a week or longer receive 10% off, and stays of a month or longer receive 20% off. Rates are quoted for the whole villa, not per person.

How do I reserve, and when is payment due?

Send us your dates through the inquiry form and we will confirm availability. A 50% deposit holds the reservation, and the remaining balance is due 30 days before your arrival. A refundable $500 security deposit is also collected, and returned within 14 days of checkout less any lawful deductions.

Can I rent direct from the owner instead of booking through Vrbo or Airbnb?

Yes — that is the whole point of this site. Casa Dana is rented by owner, and the direct rate is $259 a night against the higher entry price the listing sites advertise, with no platform service fee added at checkout. You are booking with the family who owns the house, so questions about the villa, the island or your dates get answered by someone who has actually stayed there. If you would rather have a platform between us, the Vrbo and Airbnb listings are linked from the booking page and we honour the same calendar.

What is the cancellation policy?

Cancel 46 or more days before arrival and your 50% deposit is refunded in full — nothing is withheld. Cancel between 45 and 31 days out and the deposit is forfeited, but nothing further is owed because the balance is never invoiced. Cancel inside 30 days and the rental charge is non-refundable, capped at what you have already paid. The $500 security deposit always comes back if you never occupy the villa.

Do I rent the whole house, or just part of it?

The whole house. Every booking at Casa Dana is the entire villa — all 3 bedrooms, all 3 full bathrooms, the kitchen, both living areas, the terrace, the pool and the pier. There are no other guests on the property, no shared rooms, and no per-person pricing: the nightly rate is the same whether two of you come or 8.

Do I need a rental car?

We recommend one. The villa is about 20 minutes from San Miguel de Cozumel, so a car makes grocery runs, beach clubs and dive shops much easier. Taxis are available but add up over a week.

Are pets allowed?

No, pets are not allowed at the villa, other than assistance animals we are required by law to accommodate. If you have a specific situation, ask us before booking rather than after.

Is the water safe to drink?

The villa has a purified water system throughout the house, so you can drink from the tap here — unlike most places on the island.

Is housekeeping included?

Yes. Maid service comes twice a week, and all linens and beach towels are provided.

Are there hidden fees?

No. The nightly rate covers the villa, housekeeping, linens, utilities, Wi-Fi and use of the pool, beach area and pier. Booking direct with us also avoids the service fee the listing sites add.

Is a condo or a house better value in Cozumel?

It flips on group size. Condos and hotel rooms are priced per unit or per person, so at two people they usually win. A private house is priced per property — the rate does not change when you add guests — so from about five people up it is normally the cheapest option on the island, and a full kitchen saves a family several hundred dollars more across a week. At $259 a night for up to 8 people, Casa Dana works out under $45 per person per night at full occupancy.
